Buying a property on the secondary market often comes with many unknowns. That’s why it’s worth carefully reviewing both the formal and technical aspects, identifying potential risks, and understanding the scope of work required to bring the property to its desired condition.

You’ll learn all of this during one on-site meeting. We’ll gladly share our extensive experience in renovating townhouses and resale properties, providing a rough estimate of the necessary work and costs based on completed projects. We’ll also assess the investment potential and advise on the most effective renovation or upgrade solutions — and, most importantly, whether the property is truly worth the investment.

 

The service price is determined individually, following a review of the project documentation and scope of work.

The listed prices are net amounts. All services are invoiced with VAT. Payment is made after the inspection has been completed.

The inspection price depends on the size of the property. The fee includes a thorough check of the apartment, parking space, storage unit, terrace, garden, and other related areas.

The travel cost depends on the location of the property. If applicable, it will be included in the final quotation.

Documents Required for Apartment Handover.  

 

Developer’s Standard (Technical Specification) * This is the document in which the developer includes information on how and to what extent individual elements of your investment will be finished. Sometimes, the standard is extensive, spanning several pages, and details the scope of work. However, we have also encountered standards consisting of a few bullet points that are quite laconic in describing the scope of work. 

Apartment Layout Plans (Blueprints) Depending on the level of detail, these plans may contain important information regarding room division, area/surface, utility network locations (e.g., electrical, plumbing), etc. The developer should provide at least one layout plan of the unit prior to handover. As a member of the homeowner association, you will have access to all documentation via the Administrator, where any doubts can be clarified after the handover.

 

Buyer alterations (“zmiany lokatorskie”)—that’s the informal term for the list of works we sometimes commission from the developer during construction. If no such works were commissioned and the apartment is in the standard specification, this document won’t be needed for the handover inspection.

You should bring these documents in hard copy to the handover inspection meeting.

Tools and Regulations

We have all the necessary tools to carry out the handover inspection of units both in the developer’s standard and with a turnkey fit-out.  Our toolkit includes, among others, a 2-meter straightedge, a 1-meter carpenter’s square, a feeler gauge, spirit levels, a laser distance meter, a moisture meter, a voltage tester, and a thermal imaging camera, etc. Measurements are based on the currently applicable building regulations, technical specifications for the execution of works, and the Developer Act.
